OVERBUILT?

While many would say that there are parts of the Inland Empire that are either over built or potentially out of step with today’s retail development, the City of Barstow offers a tremendous amount of opportunity due to the age of many of its retail centers and most particularly the fact that “The Shops at Spanish Trail” is situated in the middle of a very wide and long City, located at Avenue L and Interstate 15.

While there are areas within the Inland Empire that have been known for their over building, Barstow’s citizens and those nearly 65,000± people that we believe are now shopping at the new and updated Super Walmart (we estimate that this repositioned center, developed by Mr. Stan Rothbart of Rothbart Development, is doing over $400___and from what we understand), is exceeding the expectations of Walmart.

As a 31-year resident of the High Desert region (having moved from Santa Barbara in 1988), I believe it is the shopping habits that have changed considerably and not the notion that there is a need for additional retail.

TREMENDOUS POTENTIAL

The fact that “The Shops at Spanish Trail” is adjacent to Interstate 15, with nearly 19M± vehicles traveling annually with nearly $60M occupants creates a great mixed-use opportunity for this mixed-use development.

The City of Barstow, according to CoStar currently contains 2,933,516± Sq. ft. of retail space. In an audit completed by The Bradco Companies in 2019, we tracked nearly 132± National Retail Tenants that are within the city’s marketplace. Two (2) VOID analysis has shown us that there is a tremendous amount of potential for additional retail and we are willing to share that list of potential tenants with co-development partners.

HOTELS AND RETAILERS

“The Shops at Spanish Trail” will be an excellent example of how hotels and retail centers will make good partners with a Land Plan is done to benefit all the parties. While we recognize that the Hotel Supply and Demand in Barstow has currently hit a point of equilibrium, we do believe that over time additional hotels would be needed. Development of these hotels would be an ideal way to bring online-approved tenants into “The Shops at Spanish Trail.”

The Shops at Spanish Trail will be an excellent example of how hotels and retail centers will make good partners when the Land Plan is done to benefit the Barstow region.

CONSUMER EXPERIENCE

We believe with the hotels complimenting retail, that we will need additional space for entertainment and local events, a place for a dog park, and a place for people to enjoy time away from their travel as they travel through the Barstow region.

We also believe there is a great need for the people within the Barstow region to have a place to congregate and enjoy the beautiful weather of the region.

We believe that The Shops at Spanish Trail can create consumer experiences that will attract shoppers from near and far and those from within the region and those from along Interstate 15.

We also believe we need to upgrade food and beverage options for those in the region and the travelers of I-15. In creating a destination where food anchors that destination the way that retail used to. We believe that the traveling public wants something other than the normal everyday QSR (Quick Service Restaurant) experience, but while many may still embrace to today’s food concepts, many people are looking for a change, a healthier diet, local food venues and food that is grown within the local region

UNIQUE RETAIL

Consumers are very clear that they are looking for unique retail preferences and they are very clear about how they now want to shop. While some believe that we will have less brick-and-mortar, Barstow Spanish Trail, LLC, believe that it is going create some additional opportunities for some of the retails to create brick-and-mortar presence due to its close location to I-15 from the 87,000± cars a day that pass this site.

As a High Desert (Mojave River Valley) resident for 31.5 years and someone that travels California, Nevada, Utah and Arizona, I strongly believe that consumers are looking for healthy places to stretch their legs, look for clean and updated bathrooms, gas stations and restaurant owners that promote excellent hygiene.

EASE OF ACCESS

I have done business in the Barstow region for nearly 30 years, Barstow Spanish Trail, LLC, recognized that those traveling Interstate 15 have become very frustrated when they enter or exit (North or South Bound) off of Lenwood Road (Outlet Center Drive) and try to find a restaurant, a bathroom, a gas station or a retail outlet that they can easily use. Consumers are continually dealing with the huge amount of traffic; impaction and the City of Barstow has admitted that there is not much more that they can do in the way of improvements on Lenwood Road or the Lenwood Road Interchange.

Barstow Spanish Trail believes this creates a great opportunity for its development team to look through those retailers not currently located on Lenwood  Road (that may be currently located on Lenwood Road but may want to eventually move to Avenue L) who offer a different type of produce (whether it be retail, food-maybe something healthier, or a different type of experience, including an outside park, an outside area to socialize, an outside area to a fireplace, to grab a cup of coffee on a winter day while they finish their travels through the City of Barstow.

FORWARD LOOKING

As co-managing partner of Barstow Spanish Trail. LLC, we recognize that whatever product is currently developed, the retail or mixed-use product has to be developed looking 20 to 30 years in the future to be sure that we are continually encouraging our local and regional consumers, those from the city or Interstate 15 (or Interstate 40) the Barstow region that the retail destination for retail services, food and beverage will offer entertainment, relaxation and a great memory.

Barstow Spanish Trail, LLC has looked at the many food and beverage opportunities available to itself throughout the country and those that continue to be created in California, the South West and the Inland Empire. We will look for those food and beverage operators who are continually developing strategies to maintain competitiveness. We will look for those QSR (Quick Service Restaurant) Operators, Sit Down Restaurants who will continually look for operators and restaurant designers who will predict the future while maintaining cutting edge speed, reliability, freshness of food, and an exceptional experience for all its patrons.

FORWARD THINKING

Professional developers, franchisees, must recognize that technology has completely changed the way of thinking about physical space. We need to recognize and understand Quick Service Restaurants (QSR’s) will be getting as much as 75%-80% of their sales through their Drive-Thru. Those Drive Thru need to be developed in such a way that they attract the attention of a highway traveler as well as a regional guest and those from the Barstow region.

The Shops at Spanish Trail and its restaurants, gas stations and retail outlets need to be able to serve a wide variety of patrons, including baby boomers, millennials generation x, generation z, etc.

FLEXIBLE USE

The Shops at Spanish Trail developers will develop inline and outbuilding space that will create spaces with a social focus, which begins with building flexibility in the space, and flexible space that can accommodate multiple uses-both concurrently and different times of the day.

INTERACTIVE ENVIROMENT

The Shops at Spanish Trail will need to create compelling environments in connecting the residents of the Barstow region and those along Interstate 15 and the nonresidents to gather and mingle with each other in the open areas of the private and public spaces. We need to prioritize walkability to promote human interaction. We also need to create active streetscapes to entice our customers.

The Shops at Spanish Trail will offer multiple wi-fi hot spots and digital directories throughout the initial 50.0± acres, phase I, phase II and phase III site. customers today have come to expect these features at a minimum and The Shops at Spanish Trail will need to ensure that our customers know how important technology is within this mixed-use project.

INNOVATIVE CONVENIENCE 

As a part of our long-term strategic plan The Shops at Spanish Trail, will not only be a mixed-use retail center that will be unique but will capture the younger customers and make the shopping experience easier with charging stations, convenient pick-up areas for online purchases and even food delivery companies picking up menus for those within our center.

The developers of The Shops at Spanish Trail will concentrate on advanced analytics allowing the developer to continue to navigate with this new economy recognizing the everchanging retail and mixed-use environment.

While many years down the road, Barstow Spanish Trail, LLC, believes that the Food Hall concept created across the country, now embraced by nearly 400 new food hall locations, additionally with nearly 7,450± crafts booming operations creates a great opportunity to mix local and regional cuisines that will complement the Barstow region and those guests of The Shops at Spanish Trail.
