Barstow, California

LOCATION

The City of Barstow is located in the Inland Empire North region of San Bernardino County, midway between Los Angeles and Las Vegas. Barstow is centrally located in the western Mojave Desert at the entrance to the Mojave National Preserve and is home to the U.S. Army National Training Center at Ft. Irwin; Marine Corps Logistics Base, Barstow; NASA’s Goldstone Deep Space Network; Veterans Home of California, Barstow; and BNSF’s classification yard and a newly opened $30M Interim Intermodal (July 2019). City limits encompass 40 square miles (Now known as the Mojave River Valley region).

With Interstates 15 and 40, and highways 58 and 247 all converging in Barstow, the City is a major transportation corridor with more than 60± million people in 19± million vehicles traveling through Barstow each year. The city is home to an Amtrak depot at its Historic Harvey House.

TOURISM

Catering to the tourists is Factory Outlets and Outlets at Barstow which together boast more than 100 outlet stores. Barstow offers all the major conveniences of small town living with the resources of major metropolitan areas only a short drive away.

Barstow’s  location allows for a two (2) hour drive to Southern California’s beaches, one (1) hour drive to ski resorts in the nearby San Bernardino Mountains and hiking, camping and off-road  adventures. Barstow is located within a hour and  fifty minute drive to Primm Nevada (Stateline) and less then two and a half hours from Las Vegas, Nevada.

Historical Attractions include  Calico Ghost Town the state’s official Silver Rush Ghost Town as designated by state legislation in July 2005. 1881 marked the beginning of one of the largest silver strikes in California history and the birth of Calico. The Historic Harvey House, a landmark on the National Register of Historic Places, was designed by Francis Wilson and constructed by the Santa Fe Railroad in 1911

BUSINESSES

With an aging and existing six (6) screen movie theatre on the East side of Main Street, which is supported by the Barstow region, we believe that there is a need for an upscale six (6) screen theatre within The Shops at Spanish Trail.

Based on the information that Barstow Spanish Trail obtained through Mr. Mark Kallemberger, a noted hotel consultant and partner of Kallenberger Jones and Company, and looking at the Barstow Hotel Market he determined the following:

  • There are 36 active business licenses.
  • Currently there are 2,484± hotel rooms in the local market
  • Of the 36 active business licenses, there are two Days Inn and two Motel 6’s.
  • While there used to be multiple Holiday Inn’s (Holiday Inn Express’), one remains, and the others have been rebranded.
  • The Best Western Plus, comprised of 63 rooms and nearly 33,000± Sq. ft. of space has recently opened along Interstate 15 located at 1984 E. Main Street Barstow CA, opened in June 2019.
  • Home 2 Suites developed by Mr. Peter Robertson and Mr. Tom Roberts has approximately 106 rooms with an indoor pool and will four stories high. Grading started on this project in early July 2019. The project is anticipated to open in June 2020.
  • It is estimated that the City of Barstow generates nearly $3.1 Million per year through their Transient Occupancy Tax (TOT).
SUMMARY

The unique geographic positioning of Barstow, along with its proximity to the National Training Center at Ft. Irwin, the Marine Corp. Logistics Base that serves the Western portion of the United States, with access to the I-15/I-40 corridor from Los Angeles to Las Vegas, Flagstaff and beyond, makes it an underserved, albeit non-traditional market area with strong growth potential in a wide variety of goods and services categories.

Besides Fort Irwin National Training Center and the Marine Corps Logistics Base (MCLB), the largest employer in the Barstow region is Burlington Northern Santa Fe (BNSF). BNSF operates the West Coast’s largest reclassification yard. The facility has been in existence since the late 1950’s. recently BNSF has reactivated and reconstructed a new interim intermodal, a facility that will hold nearly 647± trailers, a facility with two new 6,000± lineal of track (for loading and unloading of trailers and rail product) which officially opened in mid-July 2019. BNSF spent nearly $30M on this facility.On December 13, 2018, BNSF closed escrow from Mr. Robert Yu of 1,160± acres of property on the West side of Lenwood Road located just off the BNSF Railroad and adjacent to the Mojave River for $12M cash.

Lastly Mr. Francisco Diaz, Vice President of the Bradco Companies has monitoring acquisitions of BNSF on property that they have purchased between Lenwood Road and Hinkley Road, between National Trails Highway and a Rail Road that have been purchased by BNSF since their initial acquisition of October 10, 2015, through their most current acquisition date of May 21, 2019, for a total of 1,902.26± acres (to date).
